Greenford Quay is a masterclass in city planning by HTA Design. The 20 acre site is the former industrial home of GlaxoSmithKline and Sunblest Bakery, both undoubtedly benefitting from the adjacent Grand Union Canal and its direct link to Birmingham. It’s now the site of an award-winning mixed-use development that will see this landscape transformed by 2030 into 2,000 low carbon homes and all the amenities to support the new community. And in a nod to the site’s history, the original GlaxoSmithKline factory building has been redeveloped into one of the seven residential buildings, each of which hosts a variety of commercial uses on their ground floors,, thereby breathing life into the streets created around them.

While the planners intended Greenford Quay to be self-contained, there’s no need for the new residents to feel isolated, as they discover a perfect balance of urban convenience and enjoyment of nature. Bustling city life is never far away, but by being sandwiched between the historic Grand Union Canal and expansive Horsenden Hill provides the opportunity to explore endless tranquil waterways and green space. Now that’s a sandwich even Sunblest Bakery would be pleased with! The Canal and River Trust manages the stretch of the Grand Union Canal through Greenford Quay, but this marvel of the industrial revolution, featuring the famous sequence of locks known as the ‘Stairway to Heaven’, is actually the longest canal in the UK, leading all the way to the suburbs of Birmingham. Closer to home, the Horsenden Hill conservation area features a working farm, visitor centre, brewery and Gruffalo trial.
At the heart of the Greenford Quay development, the Paddington Branch of the Grand Union Canal meanders towards the pedestrianised Grenan Square, and an outdoor amphitheatre creates a seamless connection between urban and natural worlds.
